The proforma projects a 40% annual return to investors on a 50/50 split after an 8% preferred return, on a $27.4M total-cost project carrying an $18M construction loan at 65% loan-to-cost. Investors are paid first through the preferred, with capital returned as pads sell and the center stabilizes over roughly 18 months.

Necessity retail,
in a corridor that fills.

  • Across from the Antelope Valley Mall, on roads carrying about 39,900 cars a day.
  • Grocery-anchored retail that holds its tenants when the economy turns.
  • Names investors recognize: Grocery Outlet, plus a credit union and dentist in negotiation.
  • 344 new homes next door from LaTerra, sharing access and breaking ground in 2027.
Why this raise

Most of the risk is already retired before a dollar of LP equity goes in.

The land is bought, the entitlements are approved with nothing discretionary left, and the anchor lease is signed. What remains is building and leasing a grocery-anchored center in an established Palmdale retail corridor, the kind of necessity retail that stays leased through a downturn. That is the difference between funding a plan and funding a project that is already substantially de-risked.

"We find, entitle, and build retail for national tenants across the Western US. On this one, the hard part is done. The site is approved, Grocery Outlet is signed, and we are inviting a small group of accredited investors in alongside us."
