Sage Investco is raising $9.25M in LP equity for a ground-up, Grocery Outlet–anchored center in Palmdale, with the anchor lease executed and entitlements fully approved before you invest.
Sage Investco has acquired and entitled a 5.49-acre corner at Rancho Vista Boulevard and 15th Street West in Palmdale, directly across from the 1.5M square foot Antelope Valley Mall. The center is anchored by an executed 15-year Grocery Outlet lease, with construction documents underway and a target construction start, fully leased, in October 2026.
The proforma projects a 40% annual return to investors on a 50/50 split after an 8% preferred return, on a $27.4M total-cost project carrying an $18M construction loan at 65% loan-to-cost. Investors are paid first through the preferred, with capital returned as pads sell and the center stabilizes over roughly 18 months.
The land is bought, the entitlements are approved with nothing discretionary left, and the anchor lease is signed. What remains is building and leasing a grocery-anchored center in an established Palmdale retail corridor, the kind of necessity retail that stays leased through a downturn. That is the difference between funding a plan and funding a project that is already substantially de-risked.
